What we build

From parcel to proforma, in one platform.

The platform connects county parcel GIS, encoded zoning standards across 239 districts, AI site-plan generation with compliance checking, CSI line-item cost estimation, and investment-grade proformas: the workflow land teams previously stitched together from three to five separate tools and consultants.

Coverage is 790,085 parcels for Clark County, Nevada: every parcel in the county roll, with zoning verified against each jurisdiction's published ordinances and entitlement history harvested from county hearing records.

How we work

Built on honest numbers.

Every number carries its source

Assessor values name their roll and vintage. Flood zones name their FIRM panel. Zoning names its ordinance section. Where the platform estimates, it says so and shows a range, never a point value dressed up as a measurement.

Refusals are answers

When zoning cannot be verified or the data is not loaded, the platform says exactly that instead of guessing. A wrong number costs a land buyer more than a missing one.

Each step feeds the next, so a figure in the proforma traces back to the parcel record it came from rather than to a spreadsheet somebody rebuilt by hand.
