Utility evidence mined from civil plans

Only segments at or above 0.80 confidence are served. The rest are held back rather than shown with a caveat, so the published count is smaller than the mined count by design.

Public-works pricing runs above private land development, so the awarded prices are a directional check beside an estimate and are never applied to it.

Coverage. Ownership is normalised for about four in five parcels. Sale prices now cover roughly three in four, but almost all of that comes from the licensed Regrid roll rather than the assessor roll, which carries a usable price on well under one percent. The remaining quarter of parcels has no sale on record at all, and that is the ceiling on what land comps can find.

Coverage. Clark County, county-wide — every parcel in the roll carries a district. Arizona and Utah next. Where a parcel's district cannot be verified the platform says so instead of guessing.

Vendor land sales

Coverage. Not loaded in production. Land comps instead run off recorded sale prices on nearby parcels, which covers most of the county and is what the comp panel actually reads. What a dedicated feed would add is the qualitative detail a tax roll does not carry: whether a sale was arm's length, and what the buyer intended to build. This is a coverage gap, not a valuation.

Coverage. A plat records who holds an easement, never a pipe size, so this is evidence that a purveyor serves a subdivision rather than a map of mains. The limit is resolution: roll-size sheets are about 89 inches wide and are downscaled before they are read, so their legends can be illegible on a whole-sheet pass. Every such sheet was read a second time as tight crops of its legend and notes blocks at 78-117 pixels per inch; the ones that still carried no grant language are counted as read and bare, and only the sheets no pass could read are counted as unread, because a resolution limit is not an absence of evidence and neither is a legible page with nothing on it.

Coverage. Each overlay is a screen read against the parcel boundary, not a study, and a dataset at zero is one the loader has not run for; the brief says so rather than reading it as clear. NHD under-maps small desert washes, NWI is photo-interpreted, and NDEP lists releases, not every registered tank.
